My background in Interior Decorating & Professional Staging can be a great asset to you when preparing your home for sale. In today's market, it's important to present your home so that it stands above its competition. I can make recommendations & help you Professionally Stage your home for free when listing your home. Below are some "Quick Tips" to help you get started.
Perform 'CPR' On Your Home!
Clean • Pack • Repair
- Clean - By this, I don't just mean a normal 'Vac & Dust' routine. I mean a truly thorough cleaning that makes your home sparkle. I can't tell you how many buyers I've seen turned off by "furry" ceiling fans and cobwebbed windows. Buyers want to feel that your home has been well cared for and when the baseboards and air vents are spotless, it helps give buyers this peace of mind. If cleaning is not your favorite thing to do (it's certainly not mine) - you may consider hiring a professional to do a "one time" deep clean. Make sure to discuss that windows, air vents, etc. are part of your needs.
-
Pack - One of the main things a Buyers is looking for in a new home is SPACE. They want to feel that all of their belongings can easily fit into your home. For this reason, I recommend you get your boxes and START PACKING! You're moving anyway, right? Go ahead and pack all of your out-of-season clothes, seldom-used appliances, hobby items, seasonal decor, etc. The more empty space Buyers see when they open your closets, kitchen cabinets, etc - the better! It's OK to store the boxes in your garage, if need be. A crowded garage is one thing - a crowded house can be a deal-breaker.
-
Repair - When a Buyer sees items that need to be repaired, they start building a mental checklist. Each repair acts like a "weight" in the Buyer's mind & at some point, these items could outweigh their desire to buy your home. If you are aware of items that need repairs, chances are - you will be asked to repair them by an inspector before closing anyway - so why not go ahead and make these repairs so that you don't risk losing a buyer over them.
Staging Your Home
It's important to understand the difference between Decorating a home to live in & Staging a home to sell. Interior Decorating is all about your personal preferences - including color, style, hobbies, momentos, etc. Staging is very different. Through Professional Staging, we are attempting to make your home more 'neutral', therefore appealing to more potentiol buyers. The main goal of Staging a home to sell is to make it appear as spacious as possible, while at the same time accentuating the positive aspects of the home - and doing so in a way that invites the Buyer to envision themselves living in & enjoying their own lifestyle in the home.
